Master Planning Experience

HTPO has helped many developers and municipalities realize their vision for multiple-acre mixed-use sites by working with them to set goals and objectives for their site and determining the best use of the land for the surrounding community tying together all aspects of the development including types and number of buildings, building locations, commercial, retail, and residential components, streets, utilities, drainage, open spaces, and possible recreation elements.

Some of our master planning projects include:

Carlson Business Center
Minnetonka and Plymouth, MN
Master grading and utility planning for 300-acre mixed-use development with corporate campus including office towers and buildings, parking ramps and lots, plazas, town houses, hotel, restaurant, lakes, ponds, wetlands, and trail system; design of Lake Ashley recreation area and pedestrian facilities; drainage study for entire center; site grading and utility design; boundary surveys, subdivision plats, and CIC plats. This project required Mn/DOT permitting and coordination with multiple national consultants.

Rice Creek Business Center
Shoreview, MN
Master grading and utility planning for 230-acre mixed-use development included a business park with office and commercial buildings, retail mall, parking, plazas, residential town houses, baseball fields, and trail system; new street and utility design; and stormwater and management plan. This project required coordination with Mn/DOT and involved state-aid funding.

Grand Oaks Business Park
Eagan, MN
Master plan for 60-acre corporate campus including eight buildings, parking, plazas, and trail system; pond design and drainage system; and landscape design for each building.

Charleston Acres
Eden Prairie, MN
Comprehensive planning and stormwater management for 500-acre mixed-use site with special consideration for Riley Creek which runs through this area.
